Renters’ Rights Act: May 2026 Update

The Renters’ Rights Act 2025 introduces a number of important updates to the private rental sector, with key changes coming into effect from 1 May 2026. While the legislation represents a shift in how tenancies are managed, it also creates a more consistent and transparent framework for both landlords and tenants.

Key changes at a glance:

Move to periodic tenancies

Fixed-term Assured Shorthold Tenancies (ASTs) will be replaced by rolling tenancies with no fixed end date, continuing until ended in line with the legislation.

Removal of Section 21

The “no-fault” eviction process will be abolished. Landlords will instead use clearly defined legal grounds to regain possession, providing a more structured and transparent process.

Rent increase framework

Rent can be reviewed once per year using the formal Section 13 process, ensuring a fair and consistent approach across the market.

Updated notice periods

Tenants will be required to give two months’ notice, while landlord notice periods will depend on the legal grounds used.

Clearer letting practices

New rules include limits on rent in advance, a ban on rental bidding wars, and strengthened guidance around tenant rights.

Pets in rental properties

Tenants will be able to request a pet, with landlords retaining the ability to apply reasonable conditions where appropriate.
